I met a person that had recently purchased a home and that contract for purchase included a "home warranty". What the buyer received at closing was not a home warranty it was called that but it wasn't. It was a service contract - for 1 yr. - from a local a/c contractor. THAT ISN'T A HOME WARRANTY. These are purchased from large companies that do just that.
This person occupied their home for 2 days and the a/c unit went out. When the proported home warranty company rep. showed up - he informed the owner that he had a pre-existing condition and that would not be covered. This new home owner is out close to $6k on a new unit. Frankly, this home owner has a ligitimate action against the realtor and the seller.
Do not be confused or taken advantage of..... talk to me about this.

Lee county saw a 32% increase in sales last month with about a 10% drop in pricing. This market is finally finding the bottom. It won't turn around any time soon (with a 3 yr. supply on the market). It will languish for most of the rest of '08. But, brokers have finally stopped agents from taking listings at unrealistic prices and property that is over priced will simply languish and expire.
For buyers - it is time. I have clients that have watched and waited for close to 2 yrs. I am going to tell them to buy during '08. I do not stretch anything to my clients. Therefore, when they told me "this market isn't close to the bottom". I did not and could not disagree. Now, I can. Without belaboring all the factors and all the credit crunch and all the pricing woes, suffice to say, this is my opinion - for what it's worth.
